About the Role

The Construction Manager provides oversight for project construction, ensuring work is completed on schedule, within budget, and according to specified quality standards. This role requires approximately 25% travel between work sites.

Work Schedule & Availability

Standard hours: 8:00 AM – 5:00 PM

Key Responsibilities

  • Develop and execute project specifics, schedules, budgets, and strategies aligned with client goals and objectives.
  • Build and maintain strong relationships with client representatives while ensuring project scope and deliverables are fully understood.
  • Develop detailed project budgets based on historical and market data.
  • Serve as the primary client contact throughout the duration of each project.
  • Maintain project tracking sheets and manage project execution within intended timelines.
  • Prepare RFPs for vendors and contractors while managing the selection process.
  • Manage vendor and project team performance to ensure compliance with contractual requirements, regulatory entities, and client expectations.
  • Identify, manage, and mitigate project risks and potential liabilities.
  • Ensure accounts receivable remain within approved project budgets.
  • Manage multiple client projects simultaneously while meeting milestones and representing the company professionally.
  • Ensure all required permits are obtained and properly closed with all authorities having jurisdiction (Demo, Shoring, Grading, A&E, MEP, Fire Sprinklers, Fire Alarm, Civil/LID, etc.).
  • Schedule inspections and ensure sites and subcontractors are inspection-ready.
  • Maintain documentation of inspection approvals and correction notices.
  • Demonstrate advanced knowledge of building codes related to construction activities.
  • Review and approve subcontractor payment requests.
  • Perform additional duties as assigned.

Required Qualifications

  • Bachelor’s degree preferred or equivalent work experience.
  • 3+ years of experience in real estate management or construction management in a project administration/accounting role.
  • Strong understanding of commercial and retail property maintenance, insurance, and construction.
  • Demonstrated ability to exercise sound judgment.
  • Experience working with property management teams and staff.
  • Excellent written and verbal communication skills.
  • Strong interpersonal skills with the ability to communicate effectively with tenants, contractors, builders, vendors, and executives.
  • Ability to manage multiple clients and projects while meeting deadlines.
  • Ability to work independently and collaboratively within a team environment.
  • Excellent organizational, analytical, and prioritization skills.
  • Proficiency with Microsoft Office Suite (Word, Excel, Outlook), Google Workspace (Docs, Sheets, Drive), and property/project management software such as Yardi, AppFolio, or similar platforms.
  • Ability to read, analyze, and interpret construction documents, safety regulations, maintenance instructions, and procedural manuals.

Preferred Qualifications

  • Contractor’s License preferred.

Additional Role Requirements

  • Valid Driver’s License required.

Pay

$85,000.00 – $90,000.00 per year
