MEASURING Q2 2025

The San Fernando Valley’s retail market remains steady, with availability rates ticking up to around 5% in 2025, slightly above the long-term average and reflecting recent store closures. Single-tenant spaces are tight, with vacancies below 3%, while multi-tenant availability has edged just above 6%.

Over the last five years, the Valley has actually lost retail space as older properties are repurposed for mixed-use or housing. New development is minimal, with less than 50,000 SF under construction.

Rents have grown about 15% over five years, but gains have slowed recently and are expected to stay flat for now. The market is maturing, with limited new supply and continued demand driven by the Valley’s dense residential base and strong transportation access.
