Located just north of Los Angeles, Santa Clarita is known for attractions like Six Flags Magic Mountain, which draws visitors from across Southern California and the Central Coast.

Retail availability declined by 40 basis points year over year in 2024, landing at 5.8% in the first quarter—below the 10-year average of 6.4%. This bucked the regional trend, as most of Los Angeles continued to see rising availability. Single-tenant availability dropped by nearly 100 basis points to under 3%, while multi-tenant availability edged down 20 basis points to 7%.

Santa Clarita has seen more new retail development than many other parts of Greater LA. Over the past five years, the area has added approximately 150,000 SF of retail space, with another 66,000 SF currently under construction. About 25,000 SF of that is still available at a center on Sand Canyon Village Road. One of the latest additions includes a new Tesla dealership that opened in 2024.

Retail rents grew by 1.1% over the past year, with a five-year growth total of 14.7%—outpacing the Los Angeles metro’s 9.5% growth over the same period. That said, rent growth has cooled recently and is not expected to return to its long-term pace until sometime in 2026.
